Our Process for Design Build

If you have any questions or require further information about our design-build process, please don't hesitate to contact us. We are here to assist you every step of the way.

Get Started

1: Initial Consultation

No $ required  

  • Submit the Project Inquiry Form to provide us with details about your proposed project.
  • Our team will carefully evaluate your submission and reach out to you within the next few days.
  • During the evaluation process, we will assess whether we can take on your project based on factors such as location, budget, and scope of work. If we find that we are unable to proceed with your proposed project, we will regrettably inform you of our decision.

2: Discovery, Site Visit & Planning Budget

  $500 required

  • Objective Assessment: We take the time to learn and understand your project's objectives, requirements, and preferences.
  • Design Exploration: We discuss various design options and concepts that align with your vision and goals.
  • Budget Discussion: We have an open conversation about your budget and the amount you are comfortable investing in the project.
  • Detailed Budget Estimate: We gather any necessary information to provide you with a comprehensive and accurate budget estimate.
  • Measurement Collection: We obtain initial measurements of the space to ensure accurate planning and design.

3: Feasibility Study

No $ required  

  • Feasibility Study: After our initial site visit and discussions, we create a comprehensive feasibility study. This study provides a rough indication of the project's cost and is presented to you in person.
  • Scope Management: During our discussions, we address how we handle items outside of the defined scope of work as they arise. We ensure transparency and clarity regarding any additional elements that may come up during the construction process.
  • Streamlined Systems: We have well-established systems and processes in place to ensure a smooth project journey. From planning to execution, you can expect organized and efficient project management at every phase of construction.

4: Design/Build Agreement

Retainer $ required

  • Design/Build Agreement: Once you sign the Design/Build Agreement, we can proceed with creating and developing design options tailored to your project.
  • In-Depth Investigation: We will arrange a convenient time for our team to visit the space and thoroughly investigate the existing conditions. This will enable us to gather more detailed measurements and information.
  • Design Review Meetings: We will schedule meetings at specific times for you to review the revised and improved designs. During these meetings, you will have the opportunity to provide feedback and select materials for your project.

5: Design Development and Construction Documents

$ required

  • Layouts and Design Presentation: We will present the layouts, designs, and options we have developed for your project, making any necessary revisions based on your feedback and preferences.
  • Visualizations: If selected, we can provide full-color renderings, 3D models, or computer simulations of the project. These additional visualizations, available for an extra fee, make it easier to visualize the final outcome and ensure your satisfaction.
  • Preliminary Pricing: Once revisions are made, and selections are finalized, we will present you with preliminary prices based on the chosen items and specifications.
  • Final Review: We will review the final floor plans, specifications, paint selections, and materials with you to ensure all details are accurately captured.
  • Pricing Confirmation: Based on the items you have selected, we will review the final pricing to ensure it aligns with your budget and preferences.
  • Construction Agreement: To proceed with the next phase of your project, we will sign a construction agreement permitting us to start the construction process.

6: Post Design / Permitting

$ required

  • Permitting: We will submit the plans to the municipality for permitting. Please note that most municipalities take approximately 4-5 weeks to approve permit applications. For larger projects, the permit application timeline may vary.
  • Mobilization Fee and Material Ordering: Upon approval, we will collect the mobilization fee, allowing us to order the necessary materials for your project.
  • Construction Package and Project Manager Assignment: We will prepare the construction package, including all relevant documentation, and assign a dedicated project manager to oversee your project.
  • Pre-construction Jobsite Meeting: We will schedule a pre-construction meeting at the job site to discuss project details and logistics and answer any questions you may have.
  • Special-Order Items: Purchase orders will be released for any special-order items required for your project, ensuring timely procurement and availability.
  • Permit Acquisition and Construction Schedule: We will obtain the necessary permits and finalize the construction schedule, which we will adhere to complete your project in a timely manner.

7: Construction

  • Construction Updates and Meetings: We prioritize open communication throughout the construction process. Regular updates and meetings will be scheduled with your dedicated Project Manager to inform you of the progress and address any questions or concerns.
  • Progress Payments: We understand the importance of financial transparency. Progress payments will be scheduled throughout the project to align with the construction milestones, ensuring a fair and structured payment process.
  • Final Walk-Through: Upon project completion, we will schedule a final walk-through. This allows you to review the finished space, ensure your satisfaction with the results, and address any final details or adjustments.
